Let’s be real — walking through homes is the fun part of buying real estate.It’s easy to get caught up in pretty paint colors, cute décor, and imagining your couch in the living room (guilty 🙋♀️).
But when you’re touring homes, it’s important to look beyond the surface. Paint can be changed. Cabinets can be painted. What matters most are the things that can’t be easily fixed — or could cost you big down the road.
Here’s what I always tell my buyers to keep an eye on. 👇
🧱 1. The Bones of the Home
When I say “bones,” I mean the structure and foundation.Look for cracks in walls, slanted floors, or doors that don’t close properly — these can be signs of settling or foundation issues.
💬 Pro Tip: If you love a house but something feels “off,” don’t panic — that’s what inspections are for. I’ll help you get a trusted inspector to take a deeper look before you ever sign anything.
🔌 2. The Big-Ticket Systems
You don’t have to be a contractor to spot major red flags.Ask about the roof age, furnace, AC, and water heater — these are the big four that can make or break your budget.
If the seller doesn’t know, that’s okay — we can find out. But if the home needs all of those replaced soon, that’s something to factor into your offer.

You’ll live in this space every day, so make sure it fits your lifestyle.Ask yourself:
Does the layout feel open or cramped?
Can you see yourself hosting friends or family here?
Does the bedroom location make sense for your routine?
You can always change décor, but the layout is harder (and expensive) to change.
🔇 4. The Neighborhood Feel
Drive around before or after the showing.Notice things like:
Noise levels
Parking
Street traffic
Nearby parks, schools, or coffee spots
A home is more than the building — it’s the community around it. Make sure it feels like you.

This one might sound funny, but your senses tell you a lot!If you smell mildew, hear running toilets, or see water stains on the ceiling — those are things we’ll want to ask about.
