šŸ” Blog #22: Appraisal vs. Inspection — What’s the Difference & Why Both Matter

If you’re buying or selling a home, you’ve probably heard about both inspections and appraisals — and maybe even thought they were the same thing.

Spoiler alert: they’re not. šŸ˜…

These are two totally different steps in the home-buying process, and both play a huge role in getting you safely (and successfully) to closing.

Let’s break down what each one does — and why they both matter. šŸ‘‡

🧾 The Home Inspection: Protecting the Buyer

Think of the inspection as the buyer’s deep dive into the home’s condition.

A licensed home inspector looks at:

  • Roof, foundation, and structure

  • Plumbing and electrical systems

  • Furnace, AC, and water heater

  • Windows, doors, and insulation

  • Appliances, outlets, and more

The goal? To uncover any issues that could affect safety, function, or future costs.

šŸ’¬ Pro Tip: The inspection helps buyers understand what they’re really buying — and gives them the chance to request repairs or credits before closing.

For sellers, it’s also a great chance to show how well your home has been maintained.

šŸ’° The Appraisal: Protecting the Lender (and the Deal)

Now, while an inspection is about condition, the appraisal is about value.

The buyer’s lender orders an appraisal to make sure the home is worth what’s being paid for it.Basically, the bank wants to confirm they’re not lending more than the property’s true market value.

An appraiser compares your home to recent nearby sales (ā€œcompsā€) and adjusts for differences like square footage, location, condition, and updates.

If the appraised value comes in at or above the purchase price — perfect! If it comes in lower, that’s where negotiation comes in (I’ll guide you through that too).

āš–ļø Why You Need Both

Here’s the simplest way to remember it:

Step

Who It Protects

What It Checks

Inspection

Buyer

Condition & safety of the home

Appraisal

Lender (and Buyer)

Market value of the home

You can think of them as two sides of the same coin:

  • The inspection ensures the home is in good shape.

  • The appraisal ensures the home is worth the price.

Both are there to protect your investment and keep the deal fair and transparent.

🧭 My Go-Getter Tip

If you’re selling, make sure your home looks well-maintained and move-in ready before both steps.Cleanliness, working light fixtures, and small repairs can actually help both the inspector and appraiser see your home in its best light.

Those small touches can make a big difference. ✨

ā¤ļø The Bottom Line

The inspection and appraisal are two totally different but equally important steps — one checks the home’s health, and the other checks its worth.

Neither is meant to ā€œscareā€ you — they’re just part of the process that ensures everyone (buyer, seller, and lender) walks away confident.

And with the right Realtor guiding you through both, it’s smooth sailing from contract to closing.
