You’ve done the hard work — prepped your home, showed it off, and accepted an offer. 🎉Now you’re probably wondering… “Okay, what happens next?”
This is where the behind-the-scenes magic happens — and where having a proactive Realtor (hi 👋) really matters.
Here’s what to expect from “offer accepted” to closing day, step by step. 👇
🧾 1. The Home Inspection (Usually Within 5–10 Days)
Once your home goes under contract, the buyer schedules a home inspection.This is their chance to make sure everything’s in good shape — roof, plumbing, electrical, and so on.
💬 Pro Tip: Don’t panic if the inspector finds issues — every home has something.We’ll review the report together and handle any repair requests or credits strategically so the deal stays on track.
🏦 2. The Appraisal
If the buyer is getting a mortgage, their lender will order an appraisal to confirm the home’s value.The appraiser’s job is to make sure the bank isn’t lending more than the home is worth.
If the appraisal matches (or exceeds) the sale price — perfect!If it comes in low, I’ll help you navigate the next steps — renegotiating if needed or providing supporting comps to defend the value.
⚖️ 3. Attorney Review & Title Work (Illinois Requirement)
In Illinois, both parties have attorneys who handle the legal side of things — reviewing the contract, preparing closing documents, and ensuring a clear title transfer.
During this phase, your attorney will:
Verify there are no liens or legal issues on the property
Prepare your closing documents
Coordinate with the title company and buyer’s lender
I’ll stay in close communication with both attorneys and keep you updated at every step.
💰 4. Loan Approval & Final Walkthrough
While attorneys handle paperwork, the buyer’s lender finishes verifying their finances and final loan documents.
A few days before closing, the buyer will do a final walkthrough of your home — just to confirm it’s in the same condition as when they made the offer.
💬 Pro Tip: Leave the home clean, remove all personal belongings, and maybe even a friendly note or small “Welcome Home” touch — it sets a positive tone for closing day!
🖊️ 5. Closing Day — The Best Part!
This is it — signing day! 🎉You’ll meet with your attorney (either in person or remotely) to sign the final documents, transfer the title, and hand over keys.
Once everything’s signed and funds are transferred, the home officially belongs to the buyer — and you’re free to move on to your next chapter.
