Once your home hits the market, things start moving quickly — and one of the biggest questions sellers have is:
“What should I expect when people start coming to see my home?”
Totally fair! Let’s go over how showings and open houses really work — and how to make the process smooth, stress-free, and (yes!) successful. 👇
🏡 1. Private Showings vs. Open Houses
Let’s start with the difference.
Private showings are scheduled appointments where an agent brings their buyer to view your home one-on-one.They’re typically booked in advance through your Realtor (that’s me!) and last about 15–30 minutes.
Open houses are public — they’re usually held on weekends and allow multiple buyers to drop in during a set time window.Think of it as your home’s debut party 🎉
Both options work together to maximize exposure and attract different kinds of buyers.
🧹 2. How to Prepare for Showings
The goal is to make your home look clean, welcoming, and move-in ready — even if you still live there.Here’s a quick checklist I give my clients:
Make the beds and fluff pillows
Open curtains and turn on all lights (bright = happy!)
Empty trash bins and hide pet items
Light a candle or use a neutral air freshener
Take valuables or sensitive items with you (or lock them away)
💬 Pro Tip: Keep a laundry basket handy — if you get a last-minute showing, you can toss clutter in and take it with you!
🕓 3. What to Do During Showings
For private showings, it’s best if you’re not home.Buyers tend to feel more comfortable exploring and imagining themselves living there when the seller isn’t around.
If you have pets, plan to take them out or crate them.(Trust me — I’ve seen a curious cat steal the spotlight more than once 😂).
🧭 4. How Open Houses Work
Open houses are usually held on a Saturday or Sunday for 1–3 hours.I’ll handle everything — from signage and marketing to welcoming visitors and collecting feedback.
Afterward, I’ll follow up with every attendee and share updates on interest and potential next steps.
Sometimes the buyer who walks in casually on a Sunday afternoon ends up being the one!
💬 5. What Happens After a Showing or Open House
After each showing, the buyer’s agent provides feedback — what their client liked, what they didn’t, and if they’re considering an offer.
I’ll share that info with you so we can adjust strategy if needed.It’s all about staying informed and proactive.
