Comparable Sales (āCompsā).Iāll look at similar homes nearby that have sold recently ā size, age, condition, and location ā to find your price range.
Market Conditions.In a sellerās market (where demand is high), prices can rise. In a buyerās market, you might need to price more strategically.
Timing.Believe it or not, the time of year you list can slightly influence value. Spring and early summer often attract the most buyers, but serious ones shop year-round.
